Background
Many people use the words Israeli Land Registry, manager and mortgage company as if it were the same thing, but in a real estate transaction the difference between them can change the whole way of the test. A property registered with the Israeli Land Registry usually allows to see an official phrase in which the rights holders, mortgages, notes and foreclosures appear. The problem is usually found when you need to sell, get a mortgage, transfer inheritance rights or register a warning. In such assets it is important to check the licensing of rights, lease contract, capitalization fees, transfer restrictions, permitted use and sometimes also permits or payments required before the transfer of rights.
A mortgage company is usually a contracting company or an administrative entity that holds an internal registration of rights until the completion of the joint house registration or the transfer of rights to the Israeli Land Registry. The buyer or seller receives a certificate of rights from the company, and sometimes each transfer requires documents and certificates from the mortgage company, in addition to taxes and municipal permits.
Where it actually stuck
A transaction can be terminated when the contract states that the apartment is registered with the Israeli Land Registry, but in practice the rights are still managed in a mortgage company. In such a situation, one cannot settle for a general draft of the land or common house; one needs a specific rights certificate that shows who owns the apartment and what is registered for his benefit or his duty.
In other cases, the bank requests a document that was not prepared on time: an up-to-date certificate of rights from Israel Land Authority (ILA), a mortgage company's consent, a debt-free certificate or a document that shows that a mortgage can be registered. If the document is missing, the payment schedule in the contract may be pressed even when the parties have already signed.
An early warning sign is a seller that only shows an old purchase contract or a photocopy of a rights certificate from years ago. In a real deal you need a current document from the prescription or from the body that manages the rights, because comments, liens, debts or limitations can change over time.
What to check before deciding

- Is there a gap between the description of the asset in the contract and the documents: lump, plot, subdivision, snaps or area.
Common Mistakes
A common mistake is to assume that if there is an address and a key, then the rights are clear. In practice, an apartment can be held for years by means of a rights-only certificate, and the following transaction will require registration completions that have not been previously performed. Another mistake is to think that a mortgage company is merely a technical matter; it is sometimes the one who holds the critical information about the transfer of rights, mortgages, and prior liabilities.
A third mistake is to ignore the Israel Land Authority (ILA) route until a late stage. Land managed by Israel Land Authority (ILA) may have terms, payments, or permits that can affect the price of the transaction and the possibility of completing it on time. If this is checked only after signing, the repair has already been done under pressure.

In more complex cases, conditions in the contract need to be determined: who obtains any approval, what funds remain in trust, what to do if a mortgage company or Israel Land Authority (ILA) does not give approval on time, and when the buyer is allowed to stop or reject payment.
